The Goldfinch
Our most compact studio. Single-bathroom layout, slab-on-grade foundation, efficient passive design — perfect for tight lots and first-ADU budgets.
We build the City of Boise's pre-approved Bird Series ADUs end-to-end — with three tiers of finish, transparent pricing, and permit timelines measured in weeks, not months.
The hard part of an ADU is the hundred decisions between idea and keys. Because we use the City of Boise's pre-approved plans as our starting point, you get a shorter path with none of the surprises.
We visit your lot, check setbacks, utilities, and grade, then recommend which Bird Series plan fits your property and your goals — rental, family, office, or investment.
You pick Essential, Premier, or Luxury. We build a bid from scratch for your plan and site — no square-footage shortcuts — and deliver a proposal with scope, timeline, and a 6-milestone draw schedule.
Pre-approved plans cut permitting from months to weeks. We manage subs, inspections, and finishes through eight construction phases — with photo documentation and a client portal the whole way.
Every plan below is pre-approved by the City of Boise, all-electric, and ready to build. Two more plans are on the way — ask us what's coming.

Sister plan to the Sandpiper with a different roofline and layout — a 376 sq ft dwelling above a 528 sq ft garage. Full bath, in-unit laundry.
Plans are free and public domain from the City of Boise. Per program rules, pre-approved plans cannot be modified — custom work requires a separate permit path.
Every Bird Series plan is offered in three clearly-defined finish levels — so you can compare apples to apples and know exactly what you're getting.
Boise's housing math doesn't work for most working families — and the city knows it. With free pre-approved plans, they removed the two biggest barriers to building an ADU: design cost and permit time. It's the best window we've seen to add a unit to your lot.
See if Your Lot Qualifies →Typical projects run 8–16 weeks of construction depending on plan size and tier, plus permitting on the front end. Because we use the City of Boise's pre-approved plans, permitting is measured in weeks rather than months — a significant head start compared to custom builds.
No — that's the tradeoff for the speed and savings. The City of Boise's pre-approved plans must be built as-drawn to keep the fast-track benefit. If you need significant changes, we can discuss a separate custom permit path — but for most owners, the plans are excellent as designed.
Everything from permit submittal to final walkthrough: foundation, framing, MEP, insulation, finishes, appliances, and exterior work at your chosen tier. Site-specific items like utility connections, excavation, and impact fees are itemized transparently in your proposal.
Every Bird Series plan is designed all-electric — no gas line items. This keeps utility hookups simpler, aligns with modern code trends, and pairs well with solar-ready wiring in our Luxury tier.
A simple 6-milestone draw schedule (10 / 15 / 20 / 20 / 15 / 20%) tied to concrete construction phases — so you're never paying far ahead of progress. Full schedule is laid out in your proposal.
Boise and the broader Treasure Valley — Meridian, Eagle, Nampa, Star, and Kuna. We take on work outside the core service area as capacity allows; reach out and we'll be straight with you either way.
Book a 30-minute site visit. We'll walk your property, check setbacks and utilities, and tell you which Bird Series plan makes sense — or if an ADU isn't the right move at all. No pressure, no cost.
