The hard part of an ADU is the hundred decisions between idea and keys. Because we use the City of Boise's pre-approved plans as our starting point, you get a shorter path with none of the surprises.

Tier and transparent bid.

You pick Essential, Premier, or Luxury. We build a bid from scratch for your plan and site — no square-footage shortcuts — and deliver a proposal with scope, timeline, and a 6-milestone draw schedule.

03  /  Build

Permit, construct, hand off.

Pre-approved plans cut permitting from months to weeks. We manage subs, inspections, and finishes through eight construction phases — with photo documentation and a client portal the whole way.

Typical projects run 8–16 weeks of construction depending on plan size and tier, plus permitting on the front end. Because we use the City of Boise's pre-approved plans, permitting is measured in weeks rather than months — a significant head start compared to custom builds.

No — that's the tradeoff for the speed and savings. The City of Boise's pre-approved plans must be built as-drawn to keep the fast-track benefit. If you need significant changes, we can discuss a separate custom permit path — but for most owners, the plans are excellent as designed.

Everything from permit submittal to final walkthrough: foundation, framing, MEP, insulation, finishes, appliances, and exterior work at your chosen tier. Site-specific items like utility connections, excavation, and impact fees are itemized transparently in your proposal.

Every Bird Series plan is designed all-electric — no gas line items. This keeps utility hookups simpler, aligns with modern code trends, and pairs well with solar-ready wiring in our Luxury tier.

A simple 6-milestone draw schedule (10 / 15 / 20 / 20 / 15 / 20%) tied to concrete construction phases — so you're never paying far ahead of progress. Full schedule is laid out in your proposal.
